The Circle C comparison — be explicit
Legend Oaks is not Circle C. Different HOA, different community amenities (no Circle C Swim Center access), different developer DNA. What it shares is the AISD pipeline — and that is the only piece many buyers actually care about. If your non-negotiable is "Bowie High School zone, under $700K, established trees," Legend Oaks is usually your answer.
What it feels like
More mature, slightly more eclectic streetscape than Circle C — a mix of late-'90s traditional and early-2000s transitional product. Greenbelt access is excellent (Slaughter Creek), and the back of the neighborhood backs to undeveloped Hill Country preserve, which is rare at this price point.
Price tier
Plan around $650K for a representative 2,400–2,800 sf home in good shape. Buyers crossing over from core Circle C save roughly $100K–$150K for similar square footage, in exchange for the older builder spec and no Circle C amenity package.
